Luxury Contemporary Home in Guernsey: A Complete Architectural Glazing Package

Azure Outdoor Living designed, supplied and installed the complete aluminium glazing package for an architect-designed luxury residence in Guernsey, working alongside principal contractor MLL Construction and Channel Islands delivery partner Bonsai Group. The package combined Origin windows and doors, Cortizo Cor Vision minimal sliding doors and four bespoke bonded aluminium rooflights, finished throughout in Jet Black (RAL 9005 matt) with a marine grade powder coating suited to the coastal environment.

The brief

The ambition was to redefine how the building related to light, space and its landscaped gardens: expansive openings in every main living space, flush thresholds flowing from internal floors to external terraces, minimal aluminium sightlines and rooflights bringing daylight into the centre of the plan.

Achieving that meant treating glazing as part of the structure rather than a finishing trade. Structural steelwork, opening sizes, finished floor levels, drainage and threshold details were all engineered around the glazing, so Azure was involved from the construction phase onwards rather than at fit-out.

The Four Challenges That Defined the Project

  1. Millimetre tolerances. The Cortizo Cor Vision system achieves its minimal appearance with 20mm vertical interlocks, which leaves almost no margin for error. An opening only a few millimetres outside tolerance affects frame alignment, sliding operation, drainage and visual symmetry.
  2. Panel weight. The largest Cortizo panels weighed in the region of 300kg. Glass at that scale cannot be manhandled, so lifting positions, access routes and the installation sequence were engineered before manufacture, with a HIAB crane, vacuum lifting attachment and a specialist glazing robot doing the work on site.
  3. Island logistics. Every unit crossed to Guernsey by ferry in purpose-built transport stillages, with freight, crossings and site deliveries timed against the construction programme. There is no popping back to the depot for a forgotten fixing; every tool, seal and spare travelled with the team.
  4. A coastal environment. Salt air is unforgiving to standard finishes. The entire package was specified in marine grade powder coating so the Jet Black finish holds its depth against exposure, without compromising the slim profiles the architecture depends on.

Precision Before Manufacture

For minimal-frame systems, accuracy is decided long before installation. Azure surveyed every opening using Leica DISTO laser measurement and Hilti rotary laser levels, cross-checking each dimension before CAD manufacturing drawings were released. Structural openings, steel positions, finished floor levels, drainage and thresholds were coordinated with MLL Construction so the glazing arrived to fit the building, and the building was ready to receive the glazing.

The Channel Islands Dimension

Working in Guernsey brings its own rules, and on this project they worked in the client’s favour. The glazing package was invoiced without VAT as a zero-rated UK export, and Guernsey currently applies no VAT or GST of its own, a substantial saving against the same package supplied to a mainland address. Tax treatment always depends on the specifics of a project, so confirm your own position with your adviser.

The export and customs paperwork was handled by Azure with the assistance of island partner Bonsai Group, whose local knowledge takes the friction out of Channel Islands delivery. Freight sailed from Portsmouth, roughly a day’s crossing, timed against the build programme. Guernsey’s own Building Regulations and Guernsey Technical Standards applied rather than UK Approved Documents, with MLL Construction as principal contractor liaising directly with the States of Guernsey Building Control service while Azure supplied the specifications, U-values and glazing evidence their submissions required.
